  • Chatham Bars Inn Cottages or New Seabury?

    Chatham Bars Inn is awesome. It's exclusive and in high demand. It's off the beaten path. The views are gorgeous. It has lots of walkable amenities and gourmet restaurants. We've been there. We love it too. We highly suggest it. But, we also get a lot of Chatham Bars Inn clientele, looking for all of that, plus: - An actual home, with private yards/patios/grills, where they can sprawl out, gather around and host their family reunions or retreats. - A super-short walk to a direct ocean-facing, private, sandy beach with warm water. - The ability to cook some of their own meals (yet still have plenty of excellent restaurants to choose from) - Something closer to the Martha's Vineyard ferry for an easy day-trip to Edgartown. - Bike and walking trails that wind through a much larger community of over a dozen villages - A much more cost-effective luxury accommodation (we're not cheap, either, but per-person costs are less and you can cook your own meals). - Something a lot closer to the mainland that avoids Sagamore Bridge and Route 6 traffic - An overall experience that's just as great, but different in many ways Not yet as well known as Chatham Bars Inn, the New Seabury Resort gains more notoriety every year (as it should). The Popponesset Marketplace (3-7 min walk from our homes) and Mashpee Commons continue to expand and flourish - supporting New Seabury's tremendous growth. Spectacular, new multi-million dollar homes continue to go up near the ocean and private golf courses. Fantastic restaurants like Sopranos, Bleu, and The Popponesset Inn & Lure Bar, and The New Seabury Country Club, just to name a few, are now everywhere in town. The 70-mile commute to Boston and Providence, and proximity to new Cape Flyer express rail and thriving Downtown Falmouth have helped made New Seabury a no-compromise luxury destination. What is New Seabury, exactly? New Seabury is not a hotel resort, per se. It is a "Census Designated Place" , a seaside & golf community, in the town of Mashpee, MA . Its championship golf courses and pools are members-only, but many other amenities are available to homeowners and their guests. Its lodging options are mostly single family homes, cottages and condos. But its surrounding walk-to and bike-to amenities and exclusivity make it a great alternative for those with discriminating taste for luxury and variety on their vacation.   • Best Restaurants on Cape Cod

    Looking for a great place to eat during your stay on the Cape? Luckily, there are many options that are close to our three New Seabury Vacation Homes. Soprano’s Ristorante: If you like authentic Italian food, this is the place for you. This restaurant is roughly 15 minutes away from New Seabury and won’t break the bank. They also have a location on the water which is a bit farther away, in Falmouth. Both locations offer delicious soups, pasta dishes, and main entrees. This is our favorite restaurant to eat at while we are on the Cape and we would highly recommend it to anyone. Soprano’s is family friendly and takes reservations. Soprano’s Mashpee Soprano’s Falmouth Siena: Siena is located in the Mashpee Commons, just 5 minutes away from New Seabury. It is an Italian-American restaurant and has tasty pizzas, pastas, salads, and more! There is outdoor and indoor seating and it is very family friendly. They truly have something for everyone, even the kids! Siena takes reservations and most dishes range from $15-$25. New Seabury Country Club: If you are looking for a place to celebrate a special occasion, we would recommend the restaurant in the New Seabury Country Club. It is right outside of Maushop Village and is a walkable distance. Sitting either outside or in, you get a beautiful view of the golf course and ocean, perfect for watching the sunset after a long day at the beach! This restaurant tends to be a bit pricey with entrees ranging from $26-$36 and there is a dress code, listed on their website. We highly recommend making reservations to sit on the veranda outside. We love to go here on our last nights on the Cape, as it is a perfect ending to a sun-filled week! Chart Room: Want great seafood AND a view? Chart Room is the perfect spot to watch the sun go down and enjoy a meal. It is located on the harbor, which is a beautiful spot for a family photo! It tends to get packed pretty early and does not take reservations, so we recommend getting there around 5 ish. If this is too early for you, there is an outdoor area to sit and have drinks while you wait for a table to become available. It is a very family friendly restaurant and you can feel free to dress casually. Their fish is extremely fresh, delicious, and relatively inexpensive. Portions are pretty big and can be shared between 2 people. We highly recommend this spot on a warm, sunny evening so that the family can enjoy the gorgeous sunset. #food #restaurants #CapeCod #cape #family #NewSeabury

  • Last Minute Cape Cod Vacation Planning

    I have been doing this for 15 years. And here is an interesting phenomenon I see - the longer, harder the winter, the later folks take to get out and book their summer vacation rental. Oh, they can't wait to get out of snow country for Spring Break to the islands, so that happens on schedule. But when it comes to summer vacation, many folks wait for that alarm clock that sounds when the weather starts to warm up a bit. These people just get up one morning and say "Wow, it's starting to feel like Summer today. Summer!? Whoa, we have no plans yet for summer vacation!" And then they start looking for what's out there. So what about 2018? Well, if you are like us and live in the North, there has been basically no Spring this year. Winter somehow fast-forwarded right into Summer over the past week And guess what? The March / April vacation planners just became May / June planners. Not to worry. This year there are still some rental properties on the market because so many people waited this year. New Seabury Vacation Homes even has a bit of availability for Summer this year. But the last minute rush has hit here for sure, so now is a good time to get in gear. Though we still have a bit of availability for Summer 2018, I am turning some folks away now unless they have some flexibility in dates or want to get a jump on Fall or next Summer.   • Best Beaches to Visit in Cape Cod

    Private Ocean Beach at New Seabury Vacation Homes One of the best things about our New Seabury Vacation Homes is that they are less than a 5 minute flip-flop walk to our private ocean beach with soft sand, gentle surf and warm water (yes, some parts of the Cape get warm water..). That being said, if you are interested in seeing a few more while on Cape Cod, here are some excellent choices: Old Silver Beach, Falmouth: Old Silver is a family friendly beach on the Western shore of Falmouth. It is a relatively large beach and the water is calm and warm. The kids love to jump the waves as they come rolling in early in the day! There is a beautiful view of Buzzards Bay, which is why it’s such a popular destination. Although the beach is large, parking fills up very quickly so it is recommended that you start your day off early. Skaket Beach: Skaket is the perfect beach for both the little ones and the adults. The beach stretches out for miles in the morning due to the low tide. Kids can throw around a football, find hermit crabs, and play in the extremely shallow water throughout most of the day. As the water starts to come in, it stays relatively shallow and is the perfect temperature for leisurely swimming. Like most beaches on the Cape, parking fills up fast so it is necessary to get there early in the morning. Nauset Light Beach: Nauset Light in Eastham is perfect for those that love bigger waves. The water is slightly colder than the ones previously mentioned, but still completely bearable. Kids can bring their boogie boards and surf the waves as they rush to shore! The beach extends for miles so it is perfect for family walks and enjoying the beautiful view. Also, seals are visible from the shore which is always a pretty cool sight. Pets are allowed on this beach, so you don’t have to leave your furry friend at home! Parking at this beach is pretty crazy so definitely try to get there earlier in the morning. However, there is no need to worry because as soon as you get on the beach you will see that there is plenty of open space to set up and you will not feel uncomfortably close to others around you.   • How To Rent a Beach Vacation Home - 5 Steps

    After being a vacation homeowner and a traveler for decades, I can say that it's never been easier to find a great vacation home. At the same time, it's never been harder. How could that be? Well, search engines and the big vacation rental listing sites (you know them), local realtors, etc. continue to evolve and present you with more options than you'd ever dreamed of before. It's a new world of endless possibilities. And decisions. And, if you get the dubious honor of being the one to research and book the property, you may be in for a surprise just how time consuming and frustrating it can be, such as: You find the perfect place that someone else books while you are getting a final decision from your group. Or worse, you book a place that looked great in the pictures but was a disaster in reality for some reason or another. Well, here is a top 5 checklist of things to do, research and ask when looking for a vacation home: 1) Start early. Great homes in to great areas still book early. Larger homes for family reunions book even earlier since they have limited supply, increasing demand and lots of travelers' schedules that need to get aligned far in advance. The ever increasing supply of vacation home sources may lull you into thinking you have plenty of time, but even 3 or 4 months in advance can be too late. You may find the right house but the week you need is taken. Or, you have to compromise on a key requirement in order to make the dates work. 2) Gather a list of must-have requirements. Browse online for awhile to get ideas if need be, bookmarking sites that look interesting. Bounce your ideas off of each other and narrow it down. Assuming Cape Cod is your destination, these are key decisions: Max budget (per person can be a good way to do this for family reunions) Beach access: do we want to drive every day? (these properties will be cheaper) What part of the Cape and which town? Again, this can impact budget. Areas like New Seabury, Chatham and Orleans will be more expensive. Getting farther out on the Cape in prime season can take a lot of time with Rte 6 traffic. How many people do we need to sleep? What other amenities are essential? Do you really need a pool if the ocean is at our doorstep? Do we need a big yard? AC? What else? List them out. 3) Search online for exactly what you are looking for, such as "Cape Cod Beach Rental Homes", or "New Seabury Vacation Homes" (sorry I couldn't resist!). Realize that the first couple of pages of results may be largely owned by the paid ads and the big guys like HomeAway, Airbnb, or TripAdvisor, so be willing to go past the first few pages - you will often find individual property owners - like us. Working with owners directly can be a real advantage in terms of cost as well as truly understanding what you are getting. The big sites charge extra to book with them, force you to book online, plus won't let you speak with anyone until you book. While that may be ok in booking a small apartment for a few nights, true family vacations are a big decision - you need information and confidence before committing your extended family's once a year vacation. Really read the website description, and really look at the pictures. 4) Once you have found suitable properties, call the owner and tell them what you need before they give you their pitch. Once you know your "must haves" are met, then ask them "What else should I know about the property and the area?" Take good notes! 5) Compare options and make a decision. Big things to take into consideration: How did the owner answer your questions? Was he/she responsive? How might he/she respond if there were a problem that arose? Just exactly where is the home? What is it near? Pictures may show a nice water view but the beach may require a car drive or not really be nice enough to spend the whole week. Map it out online and do your homework. How are the pictures and descriptions on the website? Clutter, poor lighting or well staged and bright? How are the scores of the past traveler reviews? This is by no means an exhaustive list, but it's a good start. I talk to many folks who are first time vacation home renters and I always try to help them make a good decision - whether it's one of our homes or not.   • Do I Need to Book Family Reunion Vacation Homes Far in Advance?

    In a word, yes. I know. Renting a home via the web these days is quick and there are so many options - right up until last minute, in some cases. Not necessarily so, if you are organizing for a family reunion, especially on Cape Cod. Why is it that, you ask? Short supply vs. demand of large homes. While the number of available vacation homes for rent does grow every year, so does the number of vacationers looking to rent them. And, from what travelers tell me all the time, the demand has outpaced the supply. Lots of relatives to convince, and schedules to block. Every day, I talk to the "lucky" person responsible for picking the reunion home for their big family trip. "This is like herding cats!", I hear all the time. Who's in, who's out? One group wants the beach, the other wants golf. It goes on and on. The reason people do reunions is because they are so busy during the year that this gives them at least one occasion when they get to see each other in a relaxed setting. Well, busy people's work and normal family schedules book way in advance. Often there may be only one or two time slots that actually work for everyone in a large group. The bigger the group, the less flexibility on the dates. Simply put, waiting too long almost always means having to sacrifice something - the week you need, the property everyone agrees to, the location, etc. I feel awful when someone calls, the week they want is available, and after they finally get consensus and want to move forward, the slot has been taken. The work created to change schedules or find another property at that point can be very painful. So, here's my suggestion for getting the property you want, in the location you want, during the time slot you need : Good: Start researching just before the holidays, have a short list of properties ready, and try to get consensus while everyone is together. It can be a fun and exciting family conversation over a Turkey dinner. Better: Get out there early, as much as a year in advance. Get "your" place before someone else does. Best: When you find the place that works out great for everyone, consider re-booking for the following year before everyone leaves and gets caught up in life again. Don't forget to have fun with the process, though. The family memories you create will make you glad you put in the time and effort.
